Our plans for new affordable homes in Levenshulme

Onward Homes is developing plans to deliver 14 new, affordable homes on the border of Levenshulme and Longsight in Manchester.

ABOUT ONWARD.

Onward Homes is one of the largest housing associations in the north west of England, owning or managing more than 35,000 homes right across the region, including 760 homes in Manchester.

THE PENNINGTON STREET SITE.

Located between Pennington Street and Park Grove, the site was historically used for housing but has been left vacant and undeveloped since 1981.

The brownfield site has been made available through Project 500, a Manchester City Council initiative looking to build affordable homes in partnership with the city’s registered housing providers.

 

OUR PLANS FOR PENNINGTON STREET.

We are planning to build a total of 14 new homes on a former residential site, in a mix of two-bedroom houses (9), three-bedroom houses (4), and a one-bedroom bungalow.

Two memorial benches on site, carved from tree trunks, will be protected during the proposed construction, but will be carefully relocated to another part of the site.

We have worked closely with Manchester City Council to develop these plans, so that we can be sure they respond to the needs of people living in the area.

ACCESS TO THE SITE.

The new homes would be accessible from both Pennington Street and Park Grove, with a new avenue running through the development linking the two. All new homes within the development would have their own convenient, off-street car parking space.

The area benefits from regular public transport to and from Manchester City Centre. Levenshulme train station is approximately 11 minutes’ walk away, while a frequent bus service runs along the nearby A6 Stockport Road.

 

ENVIRONMENTAL CONSIDERATIONS.

As part of the planning process, we will carry out assessments of the local ecology, trees, the impact of noise and any risk of flooding. If we need to, we will put measures in place to minimise any environmental impact from the development.

In line with Onward’s commitment to sustainability, we are proposing that all homes in this development would meet the highest standards of energy efficiency (EPC A). Well-insulated homes would be complemented by low energy Air Source Heat Pumps and Photovoltaic solar panels to generate heat and electricity from the atmosphere.

All homes would also benefit from Electric Vehicle (EV) charging points.

 

HOW CAN I GET INVOLVED?

On 15th September 2025, a two-week period of consultation will begin, giving local residents the opportunity to view our plans and share feedback.

WHAT HAPPENS NEXT?

We will review all feedback from this consultation and adapt our plans where we can. We will continue to work with Manchester City Council before submitting a planning application over the coming months. Once the application has been submitted, nearby residents will be notified by the Council and you will have another opportunity to comment on our proposals through the Council’s planning portal.
