If you want to make an alteration to your property, have a pet or rent out your home, you must check your lease first. Your lease will include specific rules, or covenants, that tell you what you must and must not do and if you need permission.

In some cases, you will have to pay a fee before permission can be granted. You must also make your tenants aware of these rules if you sublet your home.

What do I need to request permission for?

You must read your lease to check what you need permission for. Here, you’ll find key information about the things this may include.

If you are unsure about whether you need permission, please contact us.

If you are making minor improvements or alterations to your home, such as decorating, replacing internal doors or flooring, you won’t need to request permission from us.

If you want to make major improvements or alterations, then you must ask for our permission before carrying out any works.

Major improvements and alterations can include:

  • replacing windows, your front door, fitted kitchens or bathrooms
  • internal structural alterations, such as removing a wall to create an open plan area
  • any work to the gas, electric or water supply
  • building an extension, conservatory, garage or similar structure

Please note, we will not give permission for:

  • building an extension, conservatory, garage or similar structure if the land you wish to build on is communal
  • the repair or replacement of flat entrance doors unless you can confirm the doors meets current building safety guidelines
  • building a ground floor extension, erecting a conservatory or installing decking
  • fencing off communal areas, erecting a garden shed or greenhouse
  • creating a hard standing to park vehicles, installing an electric car charger point or building a garage
  • installations or boarding out within the loft area
  • an appliance such as a central heating boiler or water heater to be fitted within the loft area above a leasehold flat
  • the installation of CCTV, including doorbell cameras if the installation is intrusive to neighbouring properties, communal areas, or is deemed to be causing or likely to cause a nuisance

We will also not give permission for any improvements or alterations which may adversely affect or impact on:

  • us, your neighbours, or their property
  • any part of the building which is not designated as part of your leasehold agreement
  • the structure of the building
  • the use of communal areas or facilities

You must check your lease carefully before getting a pet as you will need to re-home them if it is not permitted. If your lease says that you can have a pet with our permission, then we will only grant that permission if the terms of our pet procedure are met.

We can withdraw permission to keep a pet at any time and will do so if your pet causes a nuisance. If we need to withdraw permission for any nuisance caused by a pet in your home, we will charge a fee for doing so.

You must check your lease carefully before renting out your home, because if your lease does not allow subletting, you will have to ask them to leave, and we may take legal action.

Where a lease allows subletting with our consent, you must notify us of your intention prior to agreeing a let. You must also meet our requirements in relation to granting permission, such as paying an admin fee.

If you sublet your property, we will not communicate with your tenant and will only communicate with an agent if you have provided us with their information and have paid any application fees.

Where a lease expressly prohibits subletting, we cannot allow it and will take action if we become aware of illegal subletting. We will not approve requests where you intend to offer short-term lets, such as via Airbnb.

You must ask permission before installing CCTV or a doorbell camera.

The installation of these items is classed as an alteration and is covered by our adaptations and alterations procedure. If we deem these items to be intrusive to neighbouring properties and/or communal areas, causing or likely to cause a nuisance, your request may be denied or withdrawn.
