Plans for new affordable homes in Whitefield, Bury

Our proposals

Onward has launched a consultation on plans for thirty affordable homes in Whitefield, Bury. Before we submit a planning application we want to hear what local people think, so please take this opportunity to view the plans and have your say.

Onward already manages over 800 properties in Whitefield and is now bringing forward plans for thirty modern affordable homes located on the site of the former Wheatfield Day Centre, off Victoria Avenue.

Our proposals include modern, high-quality affordable homes in different sizes and styles including two-bedroom walk up flats, two-bedroom bungalows and three-bedroom family homes. We have worked closely with Bury Council to design the plans and ensure that these reflect current housing needs in the local area.

Over half of the properties will be for Shared Ownership, helping local families to get on to the property ladder whilst also offering rented properties for those who need them most. As well as delivering much-needed homes, our plans provide an opportunity to redevelop a brownfield site.

The site

The site is a key strategic brownfield site that has been allocated for development by Bury Council. Redevelopment of the site responds to the shortage of affordable housing in the area and will bring this vacant land back into use. You can view the proposed site plan here.

Access

Site access will be directly off Victoria Avenue and site traffic will be kept at a minimum during peak hours. Any deliveries or large vehicles will be required to park away from site until access is clear to ensure no parking on Victoria Avenue and free flow of traffic. The site also benefits from access to public transport links to Bury and Manchester, with a tram stop located just over half a kilometre from the site.

Environment

Onward has its own Key Performance Indicators for contractors to abide with whilst on site, some of which relate directly to environmental impact and wildlife. As part of the planning process, a full Flood Risk Assessment will be carried out, reviewed and sign off to ensure there is no risk of flooding. The drainage will connect directly into the existing connections and engineer’s proposals for this are currently ongoing.

Local services

A review of impacts on services such as schools and doctors surgeries will be conducted as part of the planning process and any requirements will be reviewed with Bury Council for Onward to action.

Next steps

After this consultation, we will carefully review all feedback before submitting a planning application later in the summer.  If the planning application is approved, it is likely that we will start on site in early 2023 and aim to complete the development by approximately April 2024.
